So We've Signed The Contract, Now What?

Bank Approval - Without a letter of approval from your bank, we cannot start construction. If you have a down payment, you may give this to us to start construction because the bank will make you "Spend down" from your funds first before draws are made from the bank funds.

Site Preparation - Surveys are a must! We will not start your new house without a stake survey. If, stakes are there they must be visibly marked. If we build on the property line, you will hold us responsible, so we MUST have this cleared up in advance.

Prints - You must have a full set of working prints (some prints are stamped "preliminary") in order for us to begin putting your contract together. Your banker needs a copy along with a contract to qualify you for a construction loan. (However you may get pre qualified without prints and contract) This is an up front charge to you above the contract.

Paper Work - What we need from you once the contract is signed in order to purchase permits is a full property description with you as owner of the property. A property survey drawing with your idea of where you want the home, septic and well. (This may change with setbacks from the township and Health Department.) Also needed is a property number. This may be on your deed or title work from when you purchased the property. It looks like this #000-00-00-000-000-00.

Miss Dig - Before we can start excavating your property we must first call Miss Dig, a free public service. (Usually a 3 day process.)

Permits - Now we are ready for purchasing permits after all of the above are met. We may clear your lot at this time while permits are being purchased. Necessary permits before we buy you building permits are: 1) Jackson County Road Permit, 2) Jackson County Health Department Permit, 3) Zoning approval permit, and 4) Soil erosion permit. Then the township site approval can be purchased, and the actual building permit (Usually a 3 day process, depending on townships)

***This is all in accordance with the weather, with previously signed contracts, and with basement contractors schedule.

The Basement Is In, What Next?

The time of year has a lot to do with our schedule. We are not inside a controlled environment, therefore weather has the upper hand in our schedule.

First the basement, if made of concrete, must set for at least 10 days in summer weather, minimum of 14 days in winter before backfilling can be done. Then our excavator comes in and backfills. The concrete floor may or may not be poured depending on schedules and weather. Usually we do not pour basement floors in winter before the cap of first story is on.
