STROUSS CONSTRUCTION LLC, hereby warrants that your new home will be free of defective materials and workmanship for a period of one year from the date of the granting of the Certificate of Occupancy, except as designated on Exhibit A.

Pursuant to this warranty, Strouss Construction LLC, shall, at it's option, repair and/or replace the defective material(s) and/or workmanship.

At the expiration of the one-year warranty period set forth above, your warranties will be limited to those given by the manufacturers of the specific appliances, furnace, air conditioner, water heater, and other manufactured component products. Any claims pursuant to these warranties shall be handled directly between the homeowner and the specific manufacturer(s), with the assistance of Strouss Construction LLC.

Further, it is specifically understood that there are no other warranties given by Strouss Construction LLC, in conjunction with your new home construction, express or implied, as to any matter whatsoever, including without limitation, merchantability, and fitness for a particular purpose, expect as expressly set forth in this residential builder's warranty.
